Job Description
**Job Title** Controller – Real Estate Development **Role Summary** Lead the full accounting function for a rapidly growing real estate developer, overseeing financial tracking, reporting, cash management, and investor relations for multiple development projects and entities. Ensure GAAP compliance, manage project and corporate budgets, and provide financial visibility to drive strategic decisions. **Expectations** - Mastery of real estate development accounting and financial management. - Ability to lead and develop a small accounting team in a high‑growth, fast‑paced environment. - Proficiency with multiple accounting and project management systems. - Strong understanding of capital structure, cash flow, and investor reporting. **Key Responsibilities** 1. **Project Financial Tracking** – Classify hard/soft costs, conduct budget‑to‑actual and cost‑to‑complete analyses, manage capital expenditure budgets. 2. **Entity Accounting** – Maintain accounting for LLCs, SPEs, including allocations, intercompany transactions, and GAAP compliance. 3. **Capital Management** – Prepare monthly draw packages, coordinate with lenders, monitor interest reserves, and enforce loan covenants. 4. **Investor Reporting** – Manage capital calls, distributions, quarterly investor reporting, maintain waterfall models, and generate waterfall calculations. 5. **Financial Close & Reporting** – Lead monthly, quarterly, and year‑end close; produce GAAP financial statements; manage external audits and tax filings. 6. **Treasury & Cash Flow** – Monitor cash availability across entities, forecast project‑level and corporate cash flow, and oversee treasury functions. 7. **Systems & Controls** – Implement and maintain accounting systems (Yardi, MRI, Sage Intacct, Procore, etc.), strengthen internal controls, and drive process improvement. 8. **Strategic Partnership** – Partner with development leadership on pro forma updates, feasibility modeling, and operational decision support. **Required Skills** - Advanced understanding of GAAP and real estate accounting principles. - Strong leadership and team‑management capabilities. - Expertise in financial close, reporting, and audit coordination. - Proficient in capital call and distribution management, investor reporting, and waterfall analysis. - Capable of complex cash‑flow forecasting and treasury management. - Experienced with Yardi, MRI, Sage Intacct, Procore oversight, and other real estate accounting systems. - Excellent communication, collaboration, and data‑driven decision ability. **Required Education & Certifications** - Bachelor’s degree in Accounting, Finance, or a related field. - 5–7 years of real estate development accounting experience. - CPA or equivalent certification preferred (not mandatory).
