Job Title: Director of Residential Leasing
Role Summary:
Lead leasing, pricing, marketing, and resident experience initiatives for a portfolio of luxury residential properties. Utilize data analytics to set and exceed occupancy, rent growth, and renewal targets while fostering a high‑performance leasing team and ensuring brand consistency across all channels.
Expectations:
- Achieve or surpass occupancy, rent, and renewal goals for the entire portfolio.
- Maintain high resident satisfaction and retention through seamless handoff and engage programs.
- Deliver measurable marketing ROI and lead conversion rates.
- Build and retain strong partnerships with relocation firms, corporate, and student housing providers.
Key Responsibilities:
- Develop and execute data‑driven leasing, pricing, and concession strategies in partnership with operations leadership.
- Oversee daily leasing operations, standardize training, and enforce fair housing compliance.
- Lead, coach, and evaluate leasing managers, consultants, and marketing staff; set KPIs and accountability metrics.
- Create and manage integrated marketing plans (digital, social, print, experiential) to generate qualified leads and drive brand equity.
- Partner with vendors and agencies to optimize digital assets, SEO, and conversion funnels.
- Manage reporting dashboards for leasing performance, marketing ROI, and market trends.
- Collaborate with Resident Services to align leasing and resident support workflows.
- Develop and sustain relationships with relocation partners, corporate housing, universities, hospitals, and major employers.
- Coordinate leasing initiatives for new developments and renovations.
Required Skills:
- Strategic leadership and team development.
- Strong analytical capability and proficiency with leasing analytics platforms (e.g., Yardi, AppFolio, Salesforce).
- Expertise in residential pricing, absorption, and rent optimization.
- Proficiency in digital marketing, SEO, and lead generation.
- Excellent communication, negotiation, and customer‑service skills.
- Knowledge of fair housing regulations and compliance.
- Ability to manage multi‑property portfolios and cross‑functional collaboration.
Required Education & Certifications:
- Bachelor’s degree in Business, Marketing, Real Estate, Communications, or related field.
- Certified Residential Manager (CRM) or equivalent residential leasing credential preferred.
- Prior experience in senior residential leasing leadership within a multi‑property portfolio.
