**Job Title**: Investment Analyst **Role Summary** Support the full investment lifecycle for a diversified real‑estate portfolio. Analyze acquisition opportunities, construct and maintain financial models, support portfolio financing, generate investor reports, and conduct market research to inform investment strategy. Entry‑to‑intermediate level, focused on developing technical and strategic expertise across the acquisition, financing, and asset‑management stages. **Expectations** - 1–3 years of experience in real‑estate investment, development, acquisitions, or asset management, preferably within a development firm or investment platform. - Proficient Excel skills with strong financial‐modelling and pro‑forma development abilities. - Ability to manage multiple priorities in a fast‑paced environment. - Excellent written and verbal communication; collaborative mindset. - Bachelor’s degree in Business, Finance, Engineering, Real Estate, or related field; CFA designation or progress toward it considered an asset. **Key Responsibilities** - **Acquisition Support**: Evaluate new development land and income‑producing opportunities; build and maintain detailed pro‑formas in Excel; conduct financial analysis; prepare due diligence documentation and Investment Committee memoranda. - **Portfolio Financing**: Prepare data rooms for CMHC and lenders; support Requests for Financing; update quarterly portfolio workbooks; ensure assumptions reflect current project performance. - **Investor Reporting**: Compile monthly and quarterly investor and joint‑venture reports (financial schedules and narrative); coordinate with development, construction, and sales teams to reflect progress and strategy; assist with webinar presentations and economic overviews. - **Market & Economic Research**: Analyze third‑party reports and market intelligence; synthesize findings into actionable insights for new investment decisions and portfolio strategy. **Required Skills** - Advanced Excel (pivot tables, VLOOKUP, scenario analysis, financial modelling). - Proficiency in building and updating pro‑forma statements and cash‑flow projections. - Solid understanding of real‑estate investment metrics (IRR, cap‑rate, NPV). - Financial analysis and due‑diligence capabilities. - Strong written and verbal communication; report writing and presentation skills. - Ability to prioritize tasks and meet deadlines in a dynamic setting. - Collaborative teamwork and relationship‑building across functional departments. **Required Education & Certifications** - Bachelor’s degree in Business, Finance, Engineering, Real Estate, or a related discipline. - CFA designation or ongoing progress toward the CFA charter is an advantage. ---
