Job Description – Contract & Commercial Manager (Property Projects)
The Contract & Commercial Manager is responsible for delivering robust commercial governance and effective contract administration across a portfolio of projects. This role ensures that all commercial activities are carried out in accordance with organisational policies, contractual obligations, and relevant service level agreements (SLAs). The position supports Project Managers by providing expert guidance on cost control, contractual compliance, financial reporting, and supplier performance.
Key Responsibilities
Contract & Commercial Management
Administer and manage project contracts throughout their lifecycle, ensuring compliance with contract terms, conditions, and delivery obligations.
Act as the primary point of contact for commercial queries, providing guidance to internal stakeholders and contractors.
Support negotiation and resolution of contractual issues, variations, and claims.
Financial Reporting & Cost Control
Prepare periodic Cost of Work Done (COWD) reports, ensuring accurate representation of project progress and expenditure.
Lead re-forecasting activities within Oracle, ensuring forecasts reflect current project status, risks, and expected outcomes.
Maintain up-to-date financial records, cost trackers, and spend profiles to support proactive decision-making.
Ensure all financial data is validated, accurate, and aligned with corporate reporting requirements.
Contractor & Supplier Management
Set up new tasks, work packages, and financial structures in Oracle or other internal systems to support project initiation and delivery.
Assess and verify contractor applications for payment, ensuring alignment with contractual entitlements and actual progress.
Prepare Interim Payment Applications and submit them for PM approval in line with internal governance and contractual timelines.
Issue approved payment certificates to contractors and ensure all submissions comply with contract terms, SLAs, and audit requirements.
Manage and facilitate dispute resolution processes, working with contractors to resolve issues amicably and protect commercial interests.
Governance, Compliance & Process Improvement
Ensure all commercial activities adhere to internal policies, audit standards, and statutory requirements.
Contribute to continuous improvement of commercial processes, templates, and reporting tools.
Support risk management activities by identifying commercial risks and proposing mitigation strategies.
Stakeholder Engagement
Work closely with Project Managers, Finance, Procurement, and Legal teams to ensure a coordinated and transparent commercial approach.
Communicate commercial matters clearly and professionally, enabling informed decision-making across the project team.
